上海六批次也是年內(nèi)最熱門土拍正式拉開序幕。

7月24日-25日,上海開啟今年第6批次集中土拍,8宗地塊總起價(jià)236.7億元,分別分布于浦東新區(qū)、徐匯區(qū)、靜安區(qū)、虹口區(qū)、閔行區(qū)、奉賢區(qū)、普陀區(qū)及青浦區(qū),總用地面積350畝,總建筑面積52.3萬(wàn)平方米。

24日土拍開啟上半場(chǎng)競(jìng)賽,11家央國(guó)企圍獵5宗宅地,最終4宗地塊溢價(jià)成交,1宗地塊底價(jià)出讓,共收金185.3億元,平均溢價(jià)率13%。

其中,央企中海是今日最大贏家,斥資近119億元連獲兩宗熱門地塊。此外,安徽國(guó)資房企安徽高速也血拼到地塊中止價(jià),溢價(jià)30%拿下閔行莘莊地塊。

“從競(jìng)拍情況看,閔行區(qū)莘莊地塊熱度最高,靜安區(qū)東斯文里地塊、奉賢區(qū)奉賢新城地塊、普陀區(qū)真如多用途組團(tuán)用地保持一定熱度,青浦區(qū)青浦新城多用途組團(tuán)用地底價(jià)成交?!?/p>

中指研究院上海數(shù)據(jù)總經(jīng)理張文靜認(rèn)為,上海憑借龐大的經(jīng)濟(jì)規(guī)模、完善的基礎(chǔ)設(shè)施以及豐富的資源和人才儲(chǔ)備,持續(xù)保持著較強(qiáng)的房地產(chǎn)投資吸引力,房企積極將區(qū)位條件優(yōu)越的高品質(zhì)地塊收入囊中,既增加了自身的優(yōu)質(zhì)土儲(chǔ),有利于自身經(jīng)營(yíng),又可向市場(chǎng)持續(xù)提供優(yōu)質(zhì)住宅產(chǎn)品。

7月25日,還有另外3宗熱門地塊開拍,看點(diǎn)更足,預(yù)計(jì)會(huì)上演一場(chǎng)激烈的土拍大戰(zhàn)。

央企中海強(qiáng)勢(shì)出擊,119億連下兩城

24日上午,3宗地塊被擺上拍賣桌,中海完勝。

靜安區(qū)C050202單元053-b-1地塊最受關(guān)注。這是東斯文里片區(qū)首幅住宅用地,今年4月,053-b-1地塊由100米限高的商辦用地調(diào)整為150米限高的住宅+商業(yè)綜合用地,并在6月份明確,將053b街坊開發(fā)地塊主導(dǎo)功能由商辦為主調(diào)整為住宅為主。

出讓信息顯示,該地塊土地出讓面積16809.38平方米,規(guī)劃建筑面積59337.11平方米(其中住宅79%,商業(yè)21%),容積率3.53,地上建筑限高150米,順德路沿街建筑限高12米,石門二路沿街建筑高度按照現(xiàn)狀建筑高度控制;地塊起始價(jià)48.71億元,起始樓面價(jià)82098元/平方米。

根據(jù)土地出讓要求,商業(yè)物業(yè)須100%自持;配建社區(qū)級(jí)公共服務(wù)設(shè)施3500平方米(計(jì)容)。無(wú)配建保障性租賃住房要求、無(wú)配建高端人才房要求、無(wú)中小套型要求,商品住宅裝修標(biāo)準(zhǔn)不低于7000元/平方米(集采價(jià))。

地塊共吸引了招商蛇口&象嶼地產(chǎn)、中海、保利發(fā)展、華潤(rùn)置地四家競(jìng)買人參與現(xiàn)場(chǎng)競(jìng)價(jià),經(jīng)過(guò)34輪競(jìng)價(jià),最終由中海以總價(jià)53.63億元競(jìng)得,成交樓面價(jià)90390元/平方米,溢價(jià)率10.10%。

上海中原地產(chǎn)市場(chǎng)分析師盧文曦向界面新聞表示,該地塊雖吸引4家競(jìng)買人參拍,但主要爭(zhēng)奪集中在招商聯(lián)合體和中海之間,另外兩家報(bào)價(jià)都很少。中海雖然報(bào)價(jià)上保持強(qiáng)勢(shì),應(yīng)價(jià)速度快,但最后結(jié)果來(lái)看,溢價(jià)率并不算高。

“畢竟技術(shù)上考慮到風(fēng)貌,裝修標(biāo)準(zhǔn)在7000元/平方米以上,還要有部分商業(yè)開發(fā)的要求,建設(shè)成本并不低,以及未來(lái)潛在的諸多豪宅供應(yīng),說(shuō)明房企還是保持一份理性?!北R文曦指出。

對(duì)于中海而言,今年還未在上海土拍中有斬獲,如果速度較快,可以搶在今年底入市一批房源,對(duì)完成今年的營(yíng)銷任務(wù)會(huì)有幫助。

上午同步競(jìng)拍的還有普陀區(qū)W060401單元A03D-01、A03D-03地塊,中海依然在列,與上海城建展開激烈爭(zhēng)奪。

該地塊由1宗宅地和1宗商服地塊組成,總土地出讓面積47199.11平方米,總規(guī)劃建筑面積110925.6平方米,總起始價(jià)57.15億元,起始綜合樓面價(jià)51521元/平方米。

最終,中海以總價(jià)65.25億元競(jìng)得普陀地塊,成交綜合樓面價(jià)58823元/平方米,溢價(jià)率14.17%。至此,中海在一個(gè)上午就斥資118.88億元拿下兩宗地塊。

業(yè)內(nèi)分析,這兩宗地塊成交的溢價(jià)率都不算高,中海的拿地代價(jià)并不大,主要原因在于兩幅地塊均非純宅地,都需要配建一部分商業(yè),這也是土地競(jìng)爭(zhēng)并不激烈的因素。

這是上海今年出讓地塊數(shù)量最多、品質(zhì)最優(yōu)、貨值最高的一場(chǎng)土拍,拿到了兩塊地的中海還要乘勝追擊,在下午競(jìng)拍的閔行莘莊地塊中,中海也多次舉牌競(jìng)價(jià),但最終未能將地塊收入囊中。

地方國(guó)資房企兇猛,高溢價(jià)奪地

在這一輪土拍中,廈門國(guó)資房企和安徽國(guó)資房企的拿地意愿十分強(qiáng)烈。

24日上午推出的另一宗地塊為青浦新城多用途組團(tuán)用地,是由3幅住宅用地、2幅商業(yè)用地組成,總土地出讓面積70377.23平方米,總規(guī)劃建筑面積147059.45平方米,總起始價(jià)21.948億元,起始綜合樓面價(jià)14925元/平方米。

最終競(jìng)得者是來(lái)自廈門的聯(lián)發(fā)集團(tuán),聯(lián)發(fā)&中建三局以底價(jià)21.948億元競(jìng)得,成交綜合樓面價(jià)14925元/平方米,溢價(jià)率0%。

這是聯(lián)發(fā)集團(tuán)今年在上海拿到的第二宗地塊。今年6月20日,聯(lián)發(fā)還以21.004億元的總價(jià)拿下浦東新區(qū)曹路科教園區(qū)(PDP0-0306)單元C1A-3、C1A-7地塊,溢價(jià)率高達(dá)41.68%,成交樓板價(jià)33957元/平方米。

在此之前,聯(lián)發(fā)集團(tuán)內(nèi)部人士告訴界面新聞,高溢價(jià)拿地沒問題,主要是看產(chǎn)品是否有利潤(rùn),只要賬算得過(guò)來(lái),可以通過(guò)產(chǎn)品的價(jià)值打造將價(jià)格賣上去。對(duì)于聯(lián)發(fā)而言,雖然目前拿地沒有很迫切,但也有拿地的要求,“行業(yè)已經(jīng)經(jīng)歷了一輪調(diào)整,企業(yè)肯定要拿地,拿地也是要賺錢?!?/p>

24日下午共推出兩宗地塊,一宗位于閔行莘莊,一宗位于奉賢新城。

其中,閔行區(qū)莘莊社區(qū)02單元06-05地塊將今日土拍熱度進(jìn)一步推高。該地塊共吸引了安徽高速、中海、象嶼、保利發(fā)展共四家競(jìng)買人參與競(jìng)價(jià),現(xiàn)場(chǎng)經(jīng)過(guò)78輪競(jìng)價(jià)達(dá)到中止價(jià)36.887億元,對(duì)應(yīng)溢價(jià)率40%,2家競(jìng)買人退出,2家競(jìng)買人進(jìn)入競(jìng)高品質(zhì)環(huán)節(jié),并在競(jìng)報(bào)公共服務(wù)設(shè)施指標(biāo)環(huán)節(jié)決出勝負(fù)。

該地塊的土地出讓面積26232.04平方米,規(guī)劃建筑面積65580.1平方米,容積率2.5,建筑限高60米,起始價(jià)28.38億元,起始樓面價(jià)43268元/平方米。

出讓文件顯示,此次出讓的地塊須配建養(yǎng)老服務(wù)設(shè)施300平方米;無(wú)配建保障性租賃住房要求;無(wú)配建高端人才住房要求;中小套型比例30%,計(jì)19674.03平方米以上。

在競(jìng)拍環(huán)節(jié),最初是中海和象嶼地產(chǎn)兩家房企展開競(jìng)價(jià),從第65輪開始,現(xiàn)場(chǎng)又屬于安徽國(guó)資房企安徽高速和廈門國(guó)資房企象嶼地產(chǎn)的較量,中海休戰(zhàn)。直到競(jìng)價(jià)到第78輪,進(jìn)入中止價(jià),保利發(fā)展也沒有出價(jià)。

最終,安徽高速得勝,以總價(jià)36.887億元+商品住宅裝修標(biāo)準(zhǔn)4000元/平方米(集采價(jià))+公共服務(wù)設(shè)施2650平方米斬獲地塊,折合成交樓面價(jià)56247元/平方米,溢價(jià)率30%。

實(shí)際上,安徽高速雖然前期未積極競(jìng)價(jià),但對(duì)該地塊是勢(shì)在必得。閔行是其熟悉的區(qū)域,位于春申板塊的安高·申隴院完成四開四捷,多次登上上海樓盤排行榜,也讓安徽高速在此有了更大信心布局。

奉新新城的低密地塊也意料之中高溢價(jià)出讓。

此次出讓的奉賢區(qū)奉賢新城04單元14-04地塊,土地出讓面積25690.6平方米,規(guī)劃建筑面積30828.72平方米,容積率1.2,建筑限高40m,起始價(jià)6.78億元,起始樓面價(jià)22000元/平方米。

該地塊吸引來(lái)國(guó)貿(mào)&象嶼、奉賢新城&奉發(fā)兩位競(jìng)買人競(jìng)拍。這次贏家終于輪到了廈門國(guó)資房企,國(guó)貿(mào)&象嶼以總價(jià)7.58億元競(jìng)得地塊,成交樓面價(jià)24595元/平方米,溢價(jià)率11.8%。

至此,24日推出的5宗地塊均順利完成出讓,共收金185.3億元。

上半場(chǎng)完結(jié),下半場(chǎng)土拍會(huì)有更多看點(diǎn)。據(jù)界面新聞了解,25日開拍的是徐匯、浦東唐鎮(zhèn)、虹口北外灘3幅重磅地塊,預(yù)計(jì)熱度更高。

如浦東唐鎮(zhèn)地塊將迎來(lái)保利、綠城、中海、安徽高速、招商蛇口&港中旅、華潤(rùn)&越秀、國(guó)貿(mào)等房企參拍;虹口北外灘地塊將迎來(lái)綠城、保利、招商蛇口&南通瑞城、中海、華潤(rùn)&越秀、金茂以及北京國(guó)企金隅地產(chǎn)參拍。

業(yè)內(nèi)預(yù)計(jì),按此熱度,這兩宗地塊都有可能拍出區(qū)域/板塊新“地王”。

而徐匯區(qū)XH-02(TPL)單元051-11地塊,位于徐匯衡復(fù)風(fēng)貌區(qū),好地網(wǎng)研究員孫航海表示,該地塊即使底價(jià)成交,163639元/平方米的樓板價(jià)也已經(jīng)創(chuàng)上海全市以及全國(guó)涉宅地新高。據(jù)界面新聞了解,該地塊將迎來(lái)徐房&招商蛇口、中海兩位競(jìng)買人參拍。

這三宗重磅地塊最終花落誰(shuí)家,25日見分曉。
